Investment property valuation
The income approach is the primary method used to value apartment buildings and capital investments. The income approach is one of three methods regulated by the ImmoWertV. At the same time, it is the only one that is specifically suited to properties that generate rental income, such as apartment buildings, commercial properties, or even rented condominiums.
The income approach is a complex calculation that distinguishes between two methods: the simplified income approach and the full income approach. The income value is then calculated from the value determined for the land and the value of the buildings located on the property.
If you would like to have your rented or vacant apartment building valued, we will carry out a valuation for you using the income approach.
If you want to purchase and finance an apartment building as an investment property, a professional valuation can be useful when making your investment decision. Use the market value appraisal as a basis for your own decision or as documentation for your bank. Regardless of how you ultimately use the appraisal, you will have made a sound decision!
Here, too, experience and market knowledge are important.
