Optimize your property with the individual measures subsidy (BEG EM) – and save money in the process!

Do you want to make your property more energy-efficient and benefit from attractive subsidies? The “Federal subsidy for efficient buildings – individual measures”, or BEG EM for short, is your opportunity to make a targeted investment in the future of your home. With BEG EM, you can implement individual renovation measures and benefit from government subsidies.

Individual measures are funded

  1. on the building envelope,
  2. on the system technology,
  3. systems for efficient heat generation,
  4. for heating optimization and
  5. Construction supervision,

which are described in more detail below.

1. individual measures on the building envelope (BAFA)

  • Insulation of the building envelope (exterior walls, roof surfaces, storey ceilings and floor surfaces) and renovation/ refurbishment of curtain walls
  • Renewal, replacement or first-time installation of windows, exterior doors and gates
  • Summer heat protection through replacement or initial installation of external solar shading devices with optimized daylight supply

2. system technology (BAFA)

  • Installation, replacement or optimization of ventilation and air conditioning systems including heat and cold recovery
  • Installation of digital systems to optimize energy operation and consumption or to improve the efficiency of the building’s technical systems (“Efficiency Smart Home”) or the connected (eligible) building network

3. systems for efficient heat generation (KfW)

  • Installation of efficient heat generators and heating support systems such as
    • solar thermal systems,
    • Biomass heating systems,
    • electrically driven heat pumps,
    • fuel cell heating systems,
    • hydrogen heating systems,
    • innovative heating technology based on renewable energies,
  • Connection to a building network or heating network,
  • Temporary heating technology in the event of a heating defect

4. heating optimization (BAFA)

  • Hydraulic balancing of the heating system including adjustment of the heating curve
  • Replacing heating pumps and adjusting the flow temperature and pump output
  • Measures to reduce the return temperature in building networks within the meaning of the directive
  • Insulation of pipelines
  • Installation of panel heating systems, low-temperature radiators and heat accumulators in the building or close to the building (on the building site)
  • Measurement and control technology
  • Installation of systems based on temperature-based hydraulic balancing methods

5. specialist planning and construction supervision

A mandatory prerequisite for applying for BEG funding is that the refurbishment is accompanied by an expert. Up to 50 percent of the costs are covered:

  • max. 5,000 euros for detached and semi-detached houses per grant notification,
  • max. EUR 2,000 per residential unit for residential buildings with more than two parties (no more than EUR 20,000 per grant notification).

The experts must be selected from the list of energy efficiency experts. The funding procedure is handled by KfW and BAFA.
