1. What is my property worth?

In order to determine the value of your property, a professional property valuation must be carried out. This takes into account factors such as location, size, condition of the property and current market trends. We would be happy to prepare a valuation for you – this remains free of charge for you when you place the sales order.

2. How much time do I need for a sale?

The duration of a sales process depends on various factors, such as the market situation, the type of property and the pricing. On average, you can expect the sales process to take a few months. We make sure that the process is as quick and efficient as possible.

3. Which documents are required?

For the sale of a property you need, among other things:

  • Land register extract
  • Energy certification
  • Building plans and floor plans
  • Proof of renovations carried out
  • Rental agreements (if rented)

We support you in compiling the necessary documents.

4. Do I need an energy performance certificate?

In a nutshell: Yes. According to the law, you must provide an energy performance certificate for your property if you sell or rent it out. The energy performance certificate provides information about the energy efficiency of the building and can help to increase the interest of potential buyers or tenants.

5. How does the sale work?

The value of a property can be determined in various ways, including:

For buyers:

1. What ancillary purchase costs are incurred?

When buying real estate, you should expect various incidental purchase costs, including:

  • Real estate transfer tax
  • Notary fees
  • Land register fees

In total, these additional costs can account for up to 10-15% of the purchase price.

2. Can an estate agent help me find my dream property?

If you are interested in buying a property, you can create a search profile with us. This way you will be informed in advance about suitable properties before they go on the official market. This search profile is free of charge for you.

3. How do I create a search profile?

If you send us an e-mail with your contact details (name, address, telephone number), we will send you a link where you can create your search profile. Here you can enter your exact search criteria such as location, size, furnishings and budget. You can change this profile at any time using your own access data if your requirements change.

4. How long does it take to receive suitable offers?

Unfortunately, there is no general answer to this question. Essentially, the time frame depends on your requirements, the current market situation and the availability of suitable properties.

For landlords:

1. What obligations does a landlord have?

A landlord has several obligations:

  • Guarantee of the contractual condition of the property
  • Carrying out necessary repairs
  • Provision of information on ancillary costs and operating costs

2. How do I give notice due to personal use?

Notice of termination for personal use must be given in writing and meet certain requirements, e.g. stating the reason. As a rule, a notice period of three to nine months must be observed, depending on the duration of the tenancy. We will be happy to advise you on the termination process.

3. Which rent increases are permitted?

Rent increases are permitted under certain conditions, for example as part of the rent cap or in the form of annual increases in accordance with the rental agreement. Legal regulations apply, so it is advisable to obtain information in advance.

For tenants:

1. Can I also create a search profile for rental apartments?

Unfortunately, no. Since the introduction of the ordering principle in 2015, the search for rental properties for real estate agents has been accompanied by a multitude of legal regulations that make it at least as difficult for agents as it is for private seekers.

2. What documents do I need?

Landlords prefer to receive complete (application) documents from the outset. These include the last three months’ payslips, a tenant’s self-disclosure, a credit report and, if necessary, a personal letter and, for younger people, a parental guarantee.
